Title: Superintendent
Description: Plans, coordinates, and supervises the activities of all skilled craftsmen performing carpentry, plumbing, electrical, painting, HVAC, and preventative maintenance services. Evaluates shop workloads, assigns work and priorities, designates lead shop responsibilities, and coordinates required assistance from shops not under his supervision. Interprets and implements instructions and guidelines from the Associate VP for Facilities Services and Associate Director of Physical Plant. Makes decisions regarding out-sourcing services based on workloads and budget constraints to ensure timely completion of work and to reduce backlogs. Responsible for procurement and project management of maintenance out-sourcing and assigned special projects.
Examples: Reviews all work requests daily and assigns tasks to appropriate shops. Assists shop supervisors in determining material requirements, ordering materials and coordinating access to the work sites. Makes regular and frequent visits to work sites to solve problems. Inspects the work, coordinates assistance, checks customer requirements and evaluates performance of craftsmen. In coordination with shop personnel, prepares cost estimates for construction/renovation requests and supervises the execution of all approved and scheduled projects.
Physical Condition: Moderate physical activity with occasional lifting of objects weighing over fifty pounds.
Experience: Must have at least ten years experience in the building trades/institutional maintenance. Must be qualified as Master Craftsman in one of the trades he/she supervises, or be a graduate of a recognized Plant Maintenance/Building Engineer training program with commensurate experience.
Knowledge: Must have extensive knowledge of building systems, construction methods and materials, preventive maintenance requirements, work scheduling and quality control methods. Must be an effective organizer and performance evaluator.
Education: Graduation from high school or equivalent along with training or experience related to the field of work. Qualified as Master Craftsman.
Additional Requirements: Must have good communication and motivation skills. Must have the ability to establish and maintain effective working relationships with subordinates, supervisors, and customers. *Regular reliable attendance is required. *Requires employment physical exam. *A valid Texas driver's license is required. *This position is designated as security sensitive and requires a criminal background check.
